Building your business starts with the right construction partner. At Nance Construction, we’ve helped countless businesses bring their visions to life. Here are the answers to the questions we hear most often.

What Exactly Are Commercial Construction Services?

Great question! Commercial construction services cover the full spectrum of building and renovation work for businesses. This includes everything from ground-up construction and tenant improvements to interior construction and design and complete building remodels. Whether you need a new office space, a retail buildout, or a restaurant renovation, commercial construction encompasses the planning, permitting, building, and finishing stages that transform an empty space into a functioning business environment.

At Nance Construction, we pride ourselves on being a true partner throughout every phase of your project, not just a contractor who shows up and disappears.

How Do I Know If I Need a Commercial General Contractor?

If your project involves multiple trades—electrical, plumbing, framing, drywall, and more—you almost certainly need a commercial general contractor. A general contractor acts as your project’s quarterback, coordinating every subcontractor, managing timelines, handling permits, and ensuring everything meets local building codes.

Without a general contractor, businesses often face costly delays, miscommunication between trades, and code violations that can halt a project entirely. If you’re planning any renovation, expansion, or new construction for your business, hiring a qualified commercial general contractor is one of the smartest investments you can make.

What Types of Businesses Do You Work With?

We work with a wide range of industries! From restaurants and retail stores to medical offices, warehouses, and corporate headquarters, our team has experience across many sectors. Every industry has unique requirements—think about the specialized ventilation a restaurant kitchen needs versus the ADA compliance demands of a medical facility. That’s why we tailor every project to meet both regulatory standards and your specific business needs.

How Long Does a Typical Commercial Construction Project Take?

Timeline depends entirely on scope. A straightforward tenant improvement might take four to six weeks, while a full ground-up build could span several months. During your initial consultation, our team provides a detailed project timeline so you can plan around construction with minimal disruption to your operations. Communication is key—we keep you updated at every milestone so there are never surprises.

What Should I Look for When Choosing a Commercial Builder?

Look for experience, licensing, insurance, and—perhaps most importantly—transparency. A trustworthy contractor will provide detailed bids, maintain open communication, and have a portfolio of completed projects you can review. It’s also wise to check resources like the U.S. Small Business Administration for guidance on hiring and managing contractors effectively.

At Nance Construction, we welcome every question and believe that an informed client is a happy client.

How Do I Get Started?

Getting started is simple. Reach out to our team for a free consultation. We’ll visit your site, discuss your goals, review your budget, and outline a clear path forward. No pressure, no obligations—just honest answers and expert guidance.

Building or renovating a commercial space or home is exciting — but it can also feel overwhelming. Between hiring subcontractors, pulling permits, and managing timelines, the details add up fast. That’s where a general contractor comes in. At Nance Construction, we serve as your trusted partner throughout every phase of your project. Below, we’re answering the most common questions about general contracting services and why they matter.

What Exactly Does a General Contractor Do?

Think of a general contractor as the conductor of an orchestra. While each musician plays their own instrument, the conductor keeps everyone in sync to create something beautiful. Similarly, a GC coordinates all the moving parts of a construction project — from hiring and managing subcontractors to ordering materials and ensuring all work meets local building codes.

A general contractor oversees project planning and scheduling, permit acquisition and inspections, material sourcing and delivery, budget management, and quality assurance from start to finish. At Nance Construction, we take pride in managing every detail so you can enjoy the process without the stress. Learn more about our approach to general contracting on our services page.

Why Can’t I Just Hire Subcontractors Myself?

Technically, you can — but it’s rarely a good idea for larger projects. When you hire subcontractors directly, you become responsible for coordinating schedules, resolving conflicts, verifying licenses, and ensuring code compliance. One miscommunication can lead to costly delays or even serious safety hazards.

According to the Associated General Contractors of America, experienced general contractors bring essential project management skills that protect both your investment and your peace of mind. A GC knows how to sequence work properly, anticipate problems before they arise, and keep your project moving forward efficiently. Having one trusted point of contact makes all the difference when challenges come up — and in construction, they always do.

What Types of Projects Require a General Contractor?

While small cosmetic updates like painting or replacing fixtures can be DIY-friendly, most construction projects benefit greatly from professional oversight. Any project involving structural changes, multiple trades working together, or requiring building permits deserves experienced management.

Commercial build-outs, major renovations, new home construction and kitchen or bathroom remodels involving plumbing or electrical work all fall into this category. Our team at Nance Construction has extensive experience managing both commercial and residential projects of all sizes, and we bring the same level of dedication to every single one.

How Does a General Contractor Save Me Money?

This surprises many business owners and homeowners, but hiring a GC often saves money in the long run. Because general contractors maintain established relationships with trusted subcontractors and suppliers, they frequently secure better pricing on both labor and materials than an individual homeowner could on their own.

Beyond pricing, experienced oversight significantly reduces costly errors and rework. Proper project sequencing minimizes delays, which keeps labor costs from spiraling. And perhaps most importantly, a knowledgeable GC ensures your project meets all code requirements — helping you avoid the expensive fixes that come with failed inspections. The National Association of Home Builders consistently emphasizes that professional project management is one of the smartest investments you can make when building or renovating.

What should I look for when hiring a General Contractor?

Not all contractors are created equal, and choosing the right one matters more than most people realize. Start by verifying licensing and insurance — these are non-negotiables. From there, look for a proven track record with projects similar to yours, and don’t hesitate to ask for references or read online reviews from past clients.

Pay close attention to communication style. A great general contractor listens carefully, responds promptly, and keeps you informed every step of the way. Transparent, detailed pricing is another green flag — be cautious of vague estimates or contractors who are reluctant to put things in writing. At Nance Construction, we welcome every question and believe an informed client is a happy client.

Ready to Partner with a General Contractor You Can Trust?

Whether you’re expanding your business, planning a custom home, or tackling a long-awaited renovation, Nance Construction is here to guide you every step of the way. We handle the details so you can focus on the excitement of watching your vision come to life.

Contact us today to schedule your consultation — we’d love to hear about your project.

Let’s build something great together.

Planning a home renovation or a commercial build-out? Nance Construction answers your most pressing questions about the construction process, timelines, and permits.

Whether you are looking to expand your business headquarters or finally tackle that kitchen renovation you’ve been dreaming of, the world of construction can feel complex. At Nance Construction, we believe that an informed client is a happy client. We know that embarking on a building project is a significant investment of your time and money, and you deserve clarity at every step.

To help you navigate your next project, we have compiled a list of the most frequently asked questions we receive regarding both commercial and residential construction services. We’ve designed this guide to help you build with confidence.

What is the main difference between commercial and residential construction?

While both involve building structures, the processes differ significantly in terms of codes, materials, and equipment.

Commercial construction involves structures for business, industry, or public use. These projects require a deeper knowledge of complex infrastructure, such as heavy-duty HVAC systems, accessibility compliance (ADA), and stricter fire safety codes. Because commercial projects often involve steel framing and concrete rather than the wood framing common in homes, you need a partner who specializes in commercial construction services to ensure your facility is durable and compliant.

Residential construction typically focuses on comfort, style, and functionality (such as single-family homes or condos). Building codes typically focus on safety for low-occupancy buildings.

How do I know if my renovation requires a permit?

This is one of the most common questions we get! The general rule of thumb is: if you are changing the “footprint” or the “systems” of the building, you need a permit.

Cosmetic changes—like painting, changing cabinet hardware, or installing new carpet—rarely require permits. However, if you are moving walls, adding an extension, changing the roofline, or moving electrical and plumbing lines, a permit is almost certainly required by your local municipality.

Navigating the permitting process can be a headache for property owners. A reputable general contractor handles this for you, ensuring that all residential construction meets local zoning laws and safety standards.

How long does a typical construction project take?

In the age of construction reality TV, it is easy to think a whole house can be gutted and rebuilt in a weekend. In reality, quality construction takes time.

Residential Remodels: A bathroom might take 3 to 6 weeks, while a large addition could take 3 to 6 months.

Commercial Build-outs: Depending on the space size and design complexity, this can range from a few months to over a year.

It is important to remember that the timeline isn’t just about the “build.” It also includes the design phase, permitting (which can take weeks), and material procurement. For a deeper dive into how supply chains affect timelines, the Associated General Contractors of America offers great resources on the industry’s current state.

Can the same contractor handle both my office and my home?

Yes, but only if they are diversified and experienced in both sectors. While the building codes differ, the project management skills required are the same. A versatile general contractor brings the rigor and discipline of commercial project management to residential construction, resulting in homes built to last.

What should I look for when hiring a General Contractor?

Trust is the foundation of any build. When interviewing potential contractors, look for:

Proper Licensing and Insurance: Never compromise on this. It protects you and your property.

Communication Style: Do they listen to your vision? Are they transparent about costs?

Local Experience: A contractor familiar with the specific soil conditions, weather patterns, and local government officials in your area will encounter fewer surprises.

We also recommend checking third-party resources, such as the Better Business Bureau (BBB) to verify the business’s reputation and history.

Ready to Start Your Project?

Whether you are looking to build a new retail center or renovate your historic home, the team at Nance Construction is here to guide you from the first blueprint to the final walkthrough.

Nance Construction has long been a driving force in community development, using commercial construction projects to stimulate local economies, create jobs, and enhance community infrastructure. Nance Construction not only builds state-of-the-art facilities but also fosters sustainable growth and improved quality of life for residents.

Boosting Local Economic Development

Commercial construction projects boost local and regional economic development by attracting new businesses, increasing property values, and enhancing the tax base. Nance Construction contributes to local economies by sourcing materials from regional suppliers, thereby supporting other local businesses. This approach not only reduces transportation costs and environmental impact but also keeps financial resources within the community.

The company’s projects often serve as catalysts for further economic growth as new commercial buildings attract businesses that generate jobs and stimulate consumer spending. From retail centers and office complexes to mixed-use developments, Nance Construction strategically designs and builds facilities that enhance local commerce and provide long-term economic benefits.

Creating Employment Opportunities

Hiring local labor including skilled tradespeople, project managers, and administrative staff is a priority for Nance Construction. This commitment to local hiring supports families within the community and helps to develop a skilled workforce for future construction projects. In addition to direct employment, commercial construction projects indirectly create jobs in related sectors such as manufacturing, transportation, and retail.

Enhancing Community Infrastructure

Nance Construction is dedicated to improving community infrastructure through well-planned commercial developments. By working closely with local government officials and community leaders, they ensure each project aligns with community needs and long-term growth plans. This collaborative approach results in functional, aesthetically pleasing developments that enhance the quality of life for residents. These projects not only provide essential services but also become integral parts of the community, promoting social interaction and pride.

Sustainable and Responsible Development

Sustainability in community development has become vastly important in recent years and Nance’s commitment to green building practices ensures that each project minimizes environmental impact while maximizing energy efficiency. Using sustainable materials, energy-efficient systems, and eco-friendly designs, they build commercial spaces that contribute to environmental conservation and long-term community health.

Nance Construction engages in responsible land use planning, ensuring that commercial developments are designed to support community mobility and access to public services. Their forward-thinking approach balances economic growth with environmental responsibility, setting the standard for commercial construction.

The company prioritizes community engagement throughout the construction process. By maintaining open communication channels with local stakeholders, they ensure that each project reflects community values and expectations. This inclusive approach fosters community support, reduces potential conflicts, and ensures that developments truly benefit the people they serve.

Final Thoughts

Nance Construction’s commitment to community development goes beyond bricks and mortar. They create spaces that enhance economic prosperity, improve infrastructure, and strengthen community bonds. Their comprehensive approach to community impact sets them apart as leaders in commercial construction.

Some key factors to consider when selecting land for commercial projects, includes:

Infrastructure

zoning regulations

future expansion potential

Infrastructure and Accessibility

A prime location should be supported by robust infrastructure, including transportation networks, utility services, and communication systems. Proximity to major highways and public transit options are needed to allow easy access for employees and customers. Additionally, reliable utility connections, and high-speed internet are vital for maintaining day-to-day business functions.

When assessing accessibility, the needs of your target customers and employees should be a prime consideration. For example, retail stores benefit from high-traffic areas with visible storefronts, while industrial facilities require efficient transport routes for logistics and supply chain operations.

Zoning Regulations and Land Use

Zoning laws dictate how land can be used, impacting the type of commercial property you can build and the kind of business activities allowed. Before purchasing land, it is crucial to research local zoning ordinances and ensure the site is designated for your intended use. Verify that the area allows for commercial construction, mixed-use developments, or specific industry operations.

Legal considerations can influence the design, size, and layout of your commercial project. Failing to comply with zoning regulations can lead to costly delays, fines, or even legal disputes, making it essential to thoroughly understand the land’s legal constraints. Investigate building codes, environmental regulations, and permitting requirements.

Market Demographics and Competition

Successful site selection requires a deep understanding of the local market and competitive landscape. Identify suitable areas with high demand for your products or services using demographics such as:

Population size

Income levels

Consumer behavior

Analyze the competition in the vicinity; too close to competitors can saturate the market, reducing profitability. But locating your business in an underserved area presents an opportunity to capture a larger market share. Conduct a comprehensive market analysis that informs your site selection strategy and maximizes the potential for commercial success.

Future Expansion and Growth Potential

Choosing a site with room for future expansion is a strategic decision that supports long-term business growth. Commercial projects often require additional space as businesses expand their operations, add new product lines, or hire more employees. Selecting a site that accommodates these changes minimizes the need for relocation and associated expenses.

Costs and Budgeting

Beyond the purchase price, there are other financial considerations that should be taken into account before project commencement. Additional costs such as land preparation, utility installation, taxes, and permitting fees can all add to the overall cost. Unforeseen expenses like soil remediation or environmental impact assessments can also affect your budget. A cost analysis ensures you select a site that aligns with your financial capacity and investment goals.

Final Thoughts

Choosing the best location for your commercial build involves a strategic analysis to help real estate developers, business owners, and investors can make informed decisions that drive profitability and sustainable growth. At Nance Construction, we specialize in guiding clients through the commercial site selection process.

The Americans with Disabilities Act (ADA) ensures that buildings are accessible and inclusive for all individuals, regardless of their physical abilities. For business owners and commercial property developers, understanding ADA compliance is essential to avoid legal repercussions, and enhance the customer experience. ADA regulations include some requirements for commercial buildings, and developers need to ensure compliance in both new constructions and existing properties.

ADA Requirements for Commercial Buildings

The ADA sets forth specific guidelines for commercial properties to ensure accessibility. These requirements encompass various aspects of building design and construction, including:

Accessible Entrances and Exits: All entrances and exits must be accessible to individuals with mobility impairments. This includes installing ramps, wide doorways, and automatic doors where necessary.

Parking Spaces: Commercial properties are required to provide a designated number of accessible parking spaces, with clear signage and an accessible route leading to the building entrance.

Restrooms: Restrooms must include accessible stalls, sinks, and mirrors to accommodate individuals using wheelchairs or mobility aids. Proper signage indicating accessible facilities is also required.

Pathways and Hallways: Pathways, hallways, and aisles should be wide enough to allow for the passage of wheelchairs. Additionally, flooring should be slip-resistant, and any changes in level must be accompanied by ramps or lifts.

Signage and Communication: Braille signage, visual alarms, and other communication aids are necessary to ensure individuals with visual or hearing impairments can navigate the space safely.

ADA Compliance in New Constructions

For new commercial construction projects, ADA compliance should be integrated into the planning and design stages. Architects, contractors, and engineers who are knowledgeable about ADA regulations must ensure that all design elements meet accessibility standards. A site assessment can help identify potential challenges and design solutions that promote inclusivity.

Experienced consultants who specialize in ADA compliance can also help to streamline the process and prevent costly modifications with guidance on layout, material selection, and accessibility features that meet functional and legal requirements.

ADA Compliance in Existing Buildings

For existing commercial properties, ADA compliance may require modifications or upgrades to improve accessibility. Evaluate current facilities and identify areas that need improvement. Prioritize essential upgrades to enhance usability for visitors, such as:

Entrance ramps

Accessible restrooms

Compliant parking spaces

The ADA does not require businesses to make drastic changes that would impose an undue financial burden but reasonable accommodations must still be provided. This could include minor adjustments such as installing grab bars or providing portable ramps where needed.

Final Thoughts

ADA compliance in commercial buildings is a vital responsibility for business owners, facility managers, and property developers. Adhering to ADA regulations means that businesses fulfil legal obligations and demonstrate a commitment to inclusivity and accessibility. Nance Construction specializes in guiding businesses through the complexities of ADA compliance. Our comprehensive consulting services ensure that your commercial space meets all accessibility requirements, allowing you to focus on growing your business with confidence.

In a highly competitive commercial real estate market, property owners and investors are constantly seeking ways to maximize property value and enhance efficiency.

One of the most effective strategies is through commercial upfits; tailored improvements or modifications to existing spaces that meet specific tenant needs. Office interior upgrades, retail space improvement, and industrial facility enhancements can all provide benefits. Commercial upfits offer a substantial return on investment (ROI) by boosting a property’s value and can potentially increase tenant retention while streamlining operational efficiency.

Enhancing Property Value with Strategic Upfits

Commercial upfits are more than just aesthetic improvements, they directly impact property value by modernizing spaces to meet current market demands. Outdated or inefficient layouts can deter tenants and reduce rental income. Investing in strategic upfits to add improvements means property owners can increase the property’s market value and attract higher-paying tenants. Upfits may include:

Energy-efficient lighting

Modern HVAC systems

High-quality finishes

Tailored upfits allow property owners to create flexible spaces that can adapt to changing business needs. This not only attracts a broader range of tenants but maximizes the usable square footage, increasing the property’s overall revenue potential.

Tenant Retention and Attraction

A well-designed commercial space has the benefit of enhancing tenant satisfaction and may improve retention rates. When businesses find a space that meets their operational needs and that provides a comfortable environment for their employees and customers, they are more likely to renew leases and stay longer. Commercial upfits allow property owners to create customized spaces that cater to specific tenant requirements while reducing tenant turnover and vacancy rates.

Attractive and functional spaces give property owners a competitive edge in the market as potential tenants are more likely to choose properties that are move-in ready with modern amenities and efficient layouts. This competitive advantage not only increases occupancy rates but allows property owners to command premium rental prices.

Improving Operational Efficiency

Commercial upfits go beyond aesthetics, they also play a critical role in enhancing operational efficiency. Reconfiguring office layouts can help businesses promote better workflow. Installing smart building systems, and energy-efficient technologies can reduce operational costs. Efficient spaces contribute to employee productivity and satisfaction, leading to a more successful tenant business operation.

Maximizing ROI

One of the most compelling reasons for investing in commercial upfits is the substantial ROI that they offer. The increased property value, higher rental income, and reduced vacancy rates directly contribute to a greater return on investment. Additionally, modern and efficient spaces typically require less maintenance, leading to lower operating expenses.

To maximize ROI commercial upfits must be approached strategically using thorough market research to understand tenant preferences and identify high-impact improvements. Collaborating with experienced contractors and designers ensures that the upfits are executed efficiently and on budget.

Final Thoughts

Commercial upfits are an effective way to increase property value and enhance business efficiency. Investment in modern and functional spaces reduces operational costs and maximizes ROI. As the commercial real estate market continues to evolve, upfits provide a competitive advantage by keeping properties relevant and desirable. At Nance Construction, we specialize in designing and executing strategic commercial upfits that drive value and improve operational efficiency.

Embarking on a commercial construction project is an exciting yet complex endeavor that requires careful planning and strategic execution. For business owners, property developers, and general contractors, understanding the different and complex aspects of commercial construction project planning can save time, money, and headaches down the road.

Factors such as initial site selection and permitting, project budgeting, and selecting the right contractor are essential for achieving a successful build.

Site Selection

One of the most critical steps in commercial construction project planning is site selection. The location of your building project can impact everything from construction costs to long-term business success. Along with the construction requirements, there are zoning laws, environmental factors, and accessibility to consider; all of which can impact project success and future growth. Thorough site assessments and feasibility studies can help determine if the location aligns with your business goals.

Navigating Permitting and Regulations

Securing the necessary permits and complying with local building codes is crucial in commercial construction. Each municipality has its own set of regulations, and failure to comply can lead to costly delays or tedious legal issues. Before breaking ground, familiarize yourself with the permitting process, including necessary zoning approvals, appropriate environmental permits, and proper construction licenses. Consulting with experts who understand local regulations and requirements can streamline this process.

Budgeting for Success

Expenses, including land acquisition, design fees, construction materials, labor, permits, and contingency funds for unexpected costs must all be accounted for. Good financial planning is the backbone of any successful construction project. Collaborate with financial advisors and construction estimators to create a realistic budget that aligns with your financial capabilities and meets project goals.

Selecting a Contractor

Choosing the right contractor with the necessary skills and experience can make or break your commercial construction project. Look for a contractor with experience in similar projects who has a solid reputation, and can access a network of reliable subcontractors. Conduct thorough background checks and ask for references from previous clients. To execute the project efficiently, clear communication and a transparent contract will be needed. For a smooth partnership, the contract should outline:

Timelines

Costs

Responsibilities

Expectations

Creating a Realistic Timeline

Time is money in commercial construction so setting a realistic timeline that accommodates planning, permitting, construction, and potential delays is crucial. Collaborate with all stakeholders, including contractors, and suppliers, to develop a project schedule that minimizes disruptions and keeps the project on track.

Risk Management and Safety

Safety should always be a top priority in commercial construction and implementing robust safety protocols and ensuring compliance with Occupational Safety and Health Administration (OSHA) standards can prevent accidents and legal liabilities. Additionally, risk management strategies, including insurance coverage and contingency plans, are essential to protect your investment.

Final Thoughts

Successful commercial construction requires planning each stage thoroughly to reduce risks, control costs, and achieve your vision efficiently. At Nance Construction, we specialize in guiding clients through every step of the commercial construction process, ensuring compliance, efficiency, and scalable solutions.

Contact us today to learn how we can help make your construction project a success.

The post Breaking Ground: What to Know Before Starting a Commercial Construction Project first appeared on Nance Construction.

Businesses have a growing responsibility to ensure that their spaces are compliant with ADA regulations along with being welcoming and accessible to all individuals. ADA upfits, renovations or modifications to meet these standards, improve the quality of experience for employees, clients, and visitors alike.

Businesses can benefit from investments in ADA improvements and as a real-world example, we’ll look at the Old City Hall project in Charlotte, NC. The building recently underwent a successful ADA upfit, making the historic site more accessible for everyone while maintaining its architectural integrity.

The Importance of ADA Compliance in Commercial Spaces

The ADA, enacted in 1990, prohibits discrimination against individuals with disabilities in all areas of public life, including workspaces and commercial facilities. The law mandates that public spaces, including private businesses, make reasonable accommodations to ensure accessibility. This covers everything from parking spaces and ramps to signage, door widths, and restroom facilities.

For business owners and facilities managers, maintaining ADA compliance is essential for legal obligations and it can help to future-proof the business as the need for accessibility rises. Accessible spaces create a more inclusive environment, creating a positive experience for all customers, employees and visitors.

The Old City Hall Project

The Old City Hall project in Charlotte offers a clear example of how ADA upgrades can enhance accessibility without compromising the character of a historic building. Built in the early 20th century, Old City Hall is an iconic landmark in Charlotte, known for its architectural beauty and historical significance. But, like many older buildings, it was not originally designed with accessibility in mind.

Nance Construction, the contractor on record for the project, worked closely with the design team to ensure ADA compliance while preserving the building’s historical integrity.

This included:

Adding motion-activated lighting

Installing unobtrusive ramps

Updating restroom facilities

Adding barriers to walkways and stairways

ADA improvements like the ones made to Old City Hall enhance the functionality and value of a space. Thoughtful, low-impact changes to the building make it welcoming to all visitors, including those with mobility challenges.

How to Get Started with ADA Upfits

For business owners and facilities managers considering ADA improvements, here are a few steps to get started:

Conduct an Accessibility Audit
Conduct a thorough audit of your facility to identify areas that need improvement.

Consult with Experts
Work with architects, contractors, and ADA consultants to ensure your upfits are compliant and aesthetically pleasing.

Prioritize Key Areas
Focus on areas such as entrances, restrooms, and common areas where accessibility is most crucial.

Keep the Future in Mind
Choose adaptable, durable solutions that can accommodate evolving standards.

Conclusion

The Old City Hall project in Charlotte is a prime example of how businesses can embrace accessibility while maintaining the unique character of their spaces. By prioritizing ADA improvements, businesses can meet their legal obligations and also make their building welcoming to all visitors.

The post ADA Upfits: Enhancing Accessibility in Commercial Spaces first appeared on Nance Construction.

FOR IMMEDIATE RELEASE

Nance Construction’s Walter Rasby Advocates for Federal Property Reform in Washington, D.C.

GASTONIA, NC – Walter Rasby, Business Development Manager at Nance Construction, recently traveled to Washington, D.C. to advocate on behalf of the International Facility Management Association (IFMA), joining a group of facility management professionals to meet with congressional members. Their mission: to address Federal and Public Property Reform and the importance of better building utilization and air quality in government and public facilities. As an Associate Member of IFMA, Nance Construction is deeply invested in working with facility managers to provide essential services and project management that improve the efficiency and functionality of public spaces.

The U.S. Government, as the largest property owner in the country, currently has a utilization rate of less than 30% of many of its buildings. Many government facilities remain underused, inefficient, and poorly maintained. As a key advocate for change, IFMA has pushed for reforms that would not only make federal and public properties more efficient but also safer and healthier for the people who use them.

One of the most pressing issues being discussed is the Airborne Act of 2024 (HR 9000). This critical piece of legislation aims to establish higher standards for air quality in government and public buildings, addressing lessons learned from recent global health crises. The Act proposes measures that would make government and public properties more resilient to airborne diseases by upgrading HVAC systems and incorporating advanced air filtration technologies. The goal is to reduce the transmission of viruses and other contaminants, thereby protecting employees and the public who frequent these spaces.

Walter Rasby’s role in these discussions highlights Nance Construction’s commitment to contributing to meaningful change in public property management. “In this day and time of political divisiveness, Nance is proud to work with all sides to create better building environments,” said Rasby. “The Airborne Act of 2024 is just one example of how we can use our industry expertise to advocate for healthier, more efficient spaces in government buildings.”

Rasby’s trip was part of a larger initiative led by IFMA’s Advocacy Sub-Committee, of which he is a member. IFMA, the world’s largest facility management association, represents over 20,000 professionals who manage more than 37 billion square feet of property globally. Their advocacy efforts focus on promoting standards that improve the functionality, sustainability, and overall quality of facilities across all sectors. IFMA’s collaboration with Congress on issues like the Federal Property Reform Act is a reflection of its commitment to pushing for policies that make better use of the government’s vast property portfolio.

During the visit, Rasby was joined by other key figures in the facility management industry, including Don Gilpin, President and CEO of IFMA, and Dallas Schwerin, IFMA-Charlotte Treasurer and Advocacy Subcommittee Chair. Together, they met with NC Congressman David Rouzer, representing North Carolina’s 7th Congressional District, to discuss the pressing need for improved property utilization and air quality standards in federal buildings.

Nance Construction’s participation in this advocacy trip underscores its leadership in the industry and its dedication to creating healthier and more efficient spaces. As federal property reform continues to gain traction in Washington, Nance Construction looks forward to supporting initiatives that improve public buildings while enhancing safety and sustainability for all.
