Superintendent
Role Overview
The Superintendent is responsible for the daily management, coordination, and supervision of all field operations on assigned construction projects. This role requires pre-planning at every stage to ensure projects are built safely, on schedule, within budget, and to Nance quality standards. The Superintendent represents Nance Construction on site and serves as the critical link between the office and field.
Core Responsibilities

- Coordinate inspections, material deliveries, and site
- Serve as the primary point of contact for day-to-day field questions and problem
- Provide timely updates and feedback to the home office (Preconstruction Manager, Project Manager, and/or Senior Superintendent).
- Maintain (and submit) Daily Reports, Job Hazard Analysis, Pre-Work Checklists (as needed), photo documentation, quality assurance checklists, inspection checklists, etc.

Daily Expectations
- Pre-Task Planning and Start of Day
- Arrive on site before subcontractors to verify readiness, safety, and
- Review the daily work plan—crews, scopes, dependencies, and safety
- Conduct a morning coordination huddle reviewing safety, schedule milestones, deliveries, and potential conflicts.
- Review and update the project schedule (BuildXact or MS Project).
- Verify permits, inspections, and required documentation are current and
- Perform daily pre-planning: anticipate upcoming work activities, materials, manpower, and coordination needs to support quality, schedule, and constructability.
- Safety and Site Conditions
- Conduct daily jobsite safety walks; correct hazards
- Hold toolbox talks as
- Verify subcontractor sign-ins, PPE use, and safe work
- Maintain safety equipment and documentation (fire extinguishers, first-aid kits, emergency contacts).
- Record safety observations in Daily
- Field Coordination and Supervision
- Walk the site multiple times per day to monitor progress, quality, and conformance to
- Verify layout, dimensions, and installations before trades
- Coordinate subcontractor activities to avoid conflicts or
- Manage deliveries, material staging, and site
- Communicate manpower or sequencing needs to the PM (future) and Senior
- Review RFIs, ASIs, and submittals daily to confirm field work aligns with the latest
- Documentation and Reporting
- The Superintendent is fully responsible for field documentation accuracy and timeliness, including:
- Completing Daily Field & Manpower Reports detailing on-site labor, work activities, weather, deliveries, and issues.
- Maintaining QC Checklists as required for inspections, finishes, or system
- Performing photo documentation daily—progress photos, safety observations, and field conditions.
- Logging inspections, deliveries, and visitor sign-
- Updating marked-up drawings and recording field changes for as-built
- Submitting reports and photos electronically by the end of each
- The Superintendent is fully responsible for field documentation accuracy and timeliness, including:
- Quality Control
- Inspect ongoing work for compliance with drawings, specs, and Nance quality
- Review critical installations (framing, MEP rough-in, finishes) before
- Ensure protection of existing finishes and tenant spaces in occupied
- Enforce site cleanliness and
- Document deficiencies and corrective
- End of Day Responsibilities
- Confirm all subcontractors have cleaned and secured their work
- Walk the site to verify safety, security, and readiness for the next
- Lock all access points and
- Submit the Daily Report, photos, and any QC
- Note follow-up items requiring action from PM, Preconstruction, or other team
Leadership & Professional Conduct

- Mentor Assistant Superintendents and craft

Qualifications
- 5–10 years of commercial construction field experience (interiors, renovations, or small ground-up).
- Strong understanding of construction sequencing, safety, and quality
- Ability to read and interpret plans and
- Working knowledge of scheduling and documentation software (MS Project, BuildXact, ).
- OSHA-30 certification
- Excellent communication and leadership
